45 Province, one of Boston’s newest luxury, full-service residences, was built in 2009 from the ground up. Its developer, the Abbey Group, faced some tough years with this project, but that’s history now. It’s 2013 and condo sales are booming at 45 Province. In fact, according to MLS, 13 of 23 listings here sold for over $1,000 per square foot, nine of which sold for $1,100 to $1,560 a square foot. Clearly, this is a reflection of the current market for high-end condos in Boston and the increasing cachet of the downtown neighborhood where 45 Province is located.
Just take a look at these statistics on transactions in the Boston market reported in LINK, another Boston-focused multiple listing service.
- Nine percent of all homes sold citywide in the $3 million-plus range have occurred at 45 Province
- Four of the top-highest sales citywide have occurred at 45 Province
- Five of the top 32 highest price per square foot sales citywide have occurred at 45 Province
So, what’s driving the mega sales at 45 Province? The building is exquisite. It’s a stunning glass and brick 32-story structure with about 137 residences, reflecting a contemporary look while respecting its historic location. The homes feature custom walnut entry doors, floor to ceiling windows, floating bamboo hardwood floors, European-style kitchen cabinetry with lacquer and wood, quartz or granite countertops, Sub-Zero refrigerators, Bosch or Míele appliances, wine coolers, Waterworks bathroom fixtures, Rain Head walk-in showers in the master bath, full-size soaking tubs in second bathrooms and in-unit washers and dryers may be added. I’ve taken several clients to visit the property and also represented buyers in a transaction here, and all have appreciated the warm modernism and sleek, yet elegant features in these extraordinary residences.
Each floor has a limited number of homes, minimizing long hallways and maximizing privacy, which is a plus. 45 Province offers a wide variety of floor plans, from single-levels to duplexes, including studios, lofts, one bedrooms, two bedrooms, three bedrooms and penthouses—from almost 3,000 square feet to 5,700-plus square feet—with breathtaking views and private terraces.
This luxury residence features wonderful amenities: an on-site Exhale spa and fitness studio exclusive to residents; a 40-foot outdoor heated pool; a warm and elegant club room; a dining area and catering kitchen for residents’ gatherings or private dinner parties; a library, fireside lounge and screening room with stadium seating that serve as an extension of your private space; and tea, coffee and newspapers for residents to enjoy throughout the day. Coming soon is a new public restaurant and lounge with private access for residents. But that’s still not all. There is an exceptional 33rd floor roof deck where residents enjoy spectacular, panoramic views of the city. There’s also the benefit of 24-hour concierge service, 24-hour valet garage parking with an option to rent additional spaces, and guest parking.
The evolving Downtown Crossing neighborhood has also contributed to the appeal of 45 Province. While several years ago the location of this condo tower was questioned, today it’s situated in what has emerged as Boston’s hottest new neighborhood. 45 Province is located across from the old City Hall and at the foot of Beacon Hill and Boston Common, right near the new Millennium Place and the under–construction Millennium Tower, within steps of the flagship Walgreens—complete with a café with a barista, sushi and even a nail bar—and around the corner from the site of what will be the neighborhood’s major supermarket, Roche Bros., which is coming to the old Filene’s building.
From 45 Province you can get anywhere… it’s an easy walk to shopping, restaurants, parks, theatre, public transportation and many other neighborhoods, including the Financial District, Beacon Hill, Back Bay, the North End and Government Center. Access in and out of the city is easy, too, with highways and the airport nearby.
If you’re interested in the intersection of luxury living and convenience to all the city has to offer in a fabulous revitalized downtown Boston neighborhood, 45 Province should be on your list. Although it’s over 90 percent sold, it’s not too late to capture the lifestyle here. There are still some homes remaining with floor plans ranging from two bedrooms to a penthouse shell at price points from $1,290,000 to over $5,000,000. I would be happy to help you navigate the options whether at 45 Province or elsewhere in the city. Please contact me to get started.
